Selected input costs only NOT ALL COSTS

There was a strong response to my ‘post’ on the percentage costs for my finished 14 unit development (1 year post PC).

I have decided to add a little bit more to the picture.

People complain about price inflation and blame it on the inflating cost of materials.

These prices are rolled up (due to sensitivity) but are REAL.

Take care please as this reflects optimised density, 2020/2021, bespoke, mixed typologies.

BUT it does tell the story I want it to tell (if you can see it) and is the reason I have changed my model.

Again, happy to justify or correct.

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
