Awakeri Wetlands Growth or Greenfield: 5 November 2024

🔍 Awakeri Wetlands Project – The Topline Numbers Behind The Development

Another area that I looked at for the submission due tomorrow was a gorgeous wetlands project in Takanini — a real asset to the area.

💰 Project Value seems to now be $100M with 90% funded through development contributions

⏳ Service Period: Expected to cater for growth until 2054

🏘️ Development Impact: In just 48 months (Aug 2020-2024):
5,556 new homes completed in the local ward of Papakura how have they calculated the demand needs, did they use 292m2 for ISA?

🤔 Key Questions:

Is this infrastructure primarily for current development or to unlock future greenfield land?

💭 The bigger picture: This project appears to be about more than just stormwater management – my on-line research got me thinking that it is potentially about transforming swampland into developable land. Should current homebuyers be funding future development capacity?

Kirsty Merriman
For years I would plan houses, travel widely and observe communities. I also had the privilege of working for New Zealand's largest dairy company in both New Zealand and Malaysia. All the while supported by my husband and young daughter. After a while, our roles swapped and we moved to the Arabian Gulf. Meanwhile my passion for property and communities continued to simmer.

Along came COVID and had no choice but to pivot... in the words of Robert Frost, I looked for and "found the road less travelled by" and decided that maybe I could "make [a] the difference".

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
