Exposing the ‘Secret’: August 4, 2024

💲💲How to drop costs: $122,000 to $6,500 ‘exposing the secret’

Small compact in-fill detached and duplex affordable homes in Auckland are paying an extortionate proportion of costs for storm water community costs.

In this podcast (prepared for the Facebook Subdivision NZ group), I explain what the issue is and I provide the tools for people to challenge their costs. I thought it could be useful in the LinkedIn community also where there are property developers.

😎I also ‘expose’ the secret calculations (extreme simplicity).

👷🏻‍♀️The best way for me to support affordable and fair housing for all is to share knowledge on extortionate over-charging or gouging when I discover it whatever the origin.

😠Taking money due to complacency is NOT FAIR or EQUITABLE.

😖Taking money from peers by not sharing MAJOR public inequity is NOT good business.

Kirsty Merriman
For years I would plan houses, travel widely and observe communities. I also had the privilege of working for New Zealand's largest dairy company in both New Zealand and Malaysia. All the while supported by my husband and young daughter. After a while, our roles swapped and we moved to the Arabian Gulf. Meanwhile my passion for property and communities continued to simmer.

Along came COVID and had no choice but to pivot... in the words of Robert Frost, I looked for and "found the road less travelled by" and decided that maybe I could "make [a] the difference".

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
