Impact of Increased Bedroom Count on Council Rates: 5 July 2024

Council rates per bedroom (x GST) — doubled

Rates per bedroom go from $350 to $775 as a result of one development on 1,492 m2.

🙂 Rates in 2020 = $1,740 pa (5 bedrooms) or $350 per bedroom
😮 Rates in 2024 = $22,000 pa (28 bedrooms) or $775 per bedroom

😑 PLUS growth and infrastructure charges of $15,000 per bedroom at time of development

A couple of years ago, I replaced one $1,740 pa rate paying house to 14 houses. This was an increase of 23 bedrooms and doubled the local council’s rates income on a per bedroom basis ($350 to $775).

The development also paid growth and infrastructure charges of around $421,000 (or $15k per bedroom).

The annual rates include rubbish collection but they not allowed to use the council rubbish service so have to pay separately for a Green Gorilla service. Add on to that the cost of the food scraps bins.

Locally, our footpaths are a nightmare, curbs a mess and rubbish day makes the gutters even more cluttered. Where is the rate money going?

Credit where credit is due…we have a fantastic library!! And all praise from me to the Manurewa swimming pool: clean and super friendly… it does what it says, nothing more and nothing less.
