Over the Moon with Happiness: 8 October 2024

Last year my team delivered three high performing 182 m2 homes in a micro-community for a Pacifica Community in Manurewa (Homestar 7.0 and Lifemark 5*).

Last week, we undertook a 12 month defects review.

As the developer I also took the time to speak with the with the occupants of the houses. This was gold.

♿ All of the three homes have people with accessibility contraints (wheelchairs).

All say they love the homes and how they can get around them.

They love the space.

They talked about the inter household connections.

I also got two key items for improvements if I want to build the homes again, adjust the accessibly vanity ‘form’ and also the accessible wardrobe.

So, to the trades. Bang-on fantastic work: Kris Roberts, Wagner Fernandes Plumbing Connect, STÄRKE, Flooring-Xtra Papakura, Universal Plumbing, Get Roofed, Kitchen Systems and more.

For defects, we had one cracked shower clamp, a wardrobe rail that needed attention, a bench to look at, a 10 year smoke alarm that has had a beeping frenzy, and a wee bit of paint touching up on the stairs.

This is WHY I develop, to make life better and to enjoy the process along the way. Great trades, Great design, Great target, Happy people!

Thank-you.

Note the photos are the pre-handover ones because I don’t want to breach any privacy. The homes were still looking neat and tidy along with comfortably lived in.

For years I would plan houses, travel widely and observe communities. I also had the privilege of working for New Zealand's largest dairy company in both New Zealand and Malaysia. All the while supported by my husband and young daughter. After a while, our roles swapped and we moved to the Arabian Gulf. Meanwhile my passion for property and communities continued to simmer.

Along came COVID and had no choice but to pivot... in the words of Robert Frost, I looked for and "found the road less travelled by" and decided that maybe I could "make [a] the difference".

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
