Fire Paint System Defect Update

One of the suppliers of one of the failed paint system components visited the site today. I delayed taking further action because I can see that they are trying to make progress.

The outcome was a clear understanding that the paint system has failed as evidenced by the non-painted, non-structural poles. While this is obvious to me, I need to ensure that everyone can see and agree that the system has failed. That is a key step.

The next step is to see if they can work to remediate it (for them it is agreeing where does the responsibility sit?).

What did they say?

Pointing to mixed responsibilities: applicator, system is defective, those who added conduits caused the problem (but other poles failed without penetrations – oh, yes), we haven’t had complaints anywhere else.

We want to see it corrected and will assist in its remediation.

What stand am I taking?

I remain with the same position as ‘not fit for purpose’ and come back to me by COB this Friday with a remediation plan to consider (i.e. work it out between yourselves).

Meanwhile, I will be looking for quotes from applicators to remediate should I need to drive the work myself.

Time spent on this particular defect today = 1 hour

Time spent on another significant defect today = 2 hours

Be prepared to deal with defects unless you have engaged someone to do it for you (and are prepared to pay for their hours – major issues can easily consume solid days at times).

For years I would plan houses, travel widely and observe communities. I also had the privilege of working for New Zealand's largest dairy company in both New Zealand and Malaysia. All the while supported by my husband and young daughter. After a while, our roles swapped and we moved to the Arabian Gulf. Meanwhile my passion for property and communities continued to simmer.

Along came COVID and had no choice but to pivot... in the words of Robert Frost, I looked for and "found the road less travelled by" and decided that maybe I could "make [a] the difference".

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
