Auckland’s Development Contribution Controversy: What Developers Need to Know

🏗️ 📊 Auckland’s Development Contribution Controversy: What Developers Need to Know

Maria Slade from Businessdesk has just published an article on Auckland’s development contribution situation. Auckland Council is pushing for major DC increases to help fund their $8.9B infrastructure plans, but there are serious questions about how they’re calculating these costs.

The Awakeri Wetlands project (now over $100M!) is becoming a perfect example of the issues we’re facing with cost allocation. Winton’s Sunfield project is involved in this too (as a late entrant?). And many in in-fill Papakura have paid a high price for it when they should not have…. more after our legal review.

On the positive side, Minister Bishop is planning to replace the current DC system with a new levy approach. Should help councils recover costs better and create stronger incentives for building, with some actual oversight on methodology (finally!).

This is going to directly impact new home building viability.

The implementation details are still being worked out, so now’s the time to stay informed and make your voice heard during consultation.

Check out the full article for more details – definitely worth a read if you’re working on developments in Auckland right now.

Kirsty Merriman
For years I would plan houses, travel widely and observe communities. I also had the privilege of working for New Zealand's largest dairy company in both New Zealand and Malaysia. All the while supported by my husband and young daughter. After a while, our roles swapped and we moved to the Arabian Gulf. Meanwhile my passion for property and communities continued to simmer.

Along came COVID and had no choice but to pivot... in the words of Robert Frost, I looked for and "found the road less travelled by" and decided that maybe I could "make [a] the difference".

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
