Vector Faces Another ComCom Barrage on ‘misuse of power’ (s36)

SANZ is a developer strong advocacy group.

SANZ claims that Vector is using it’s substantial market power and according to SANZ Vector is essentially able to inflate prices to developers. One example was provided in the NBR article that shows a 10 lot subdivision being quoted $270,000 for the installation of connections, after considerable back and forth, the quote was dropped to $44,000 when pressured to quote only the bare legal minimum leaving the remainder of the work to the developer — and they paid $40,000 for it.

SANZ has identified a range of significant issues that seriously constrain housing in Auckland and are working as a collective to inform their members and pressure for change.

Currently with the addition of multiple infrastructure costs many small in-fill developments will be paying a third of their costs (excluding consenting, finance and land) in infrastructure. It impacts the small affordable homes a lot and makes any debates on the cost of insulation minor in the scheme of costs!

Developers don’t build houses when their money is better off in the bank!
