📊 The shift to off-the-shelf AI solutions has completely transformed my property development work.

My productivity capacity has morphed by leveraging subscription services Claude, Gamma, and Canva. I also actively use Perplexity, Manus, and Gemini (only just started looking at 2.5 Pro).

After careful assessment, I’m inclined to add Manus to my subscription set as it best complements my workflow compared to Perplexity or Gemini 2.5 Pro.

This article perfectly captures the market-wide transition I’ve experienced firsthand and I was pleased to read that Xero is working on AI. Just last week I was thrashing around with a complex reimbursement claim, Xero was rigid and I am a low user (so not up on its mannerisms). So I ended up popping my excel (as a cvs) sheet into Claude, all of the relevant receipts and asked him to do it…. he did a 90% perfect job and redid my excel spreadsheet for me.

Kirsty Merriman
For years I would plan houses, travel widely and observe communities. I also had the privilege of working for New Zealand's largest dairy company in both New Zealand and Malaysia. All the while supported by my husband and young daughter. After a while, our roles swapped and we moved to the Arabian Gulf. Meanwhile my passion for property and communities continued to simmer.

Along came COVID and had no choice but to pivot... in the words of Robert Frost, I looked for and "found the road less travelled by" and decided that maybe I could "make [a] the difference".

I look for to find insights and built a few of the houses that we need. This means a saleable house and a profitable and sustainable business.
